For landowners

Lease your land to UGAANA

We lease about 2 acres or more, turn it into a well-run, climate-matched farm, and grow for member families. You receive a fixed yearly rent on a long, properly registered lease.

  • Long lease, typically 9–11 years with a renewal option, registered with the sub-registrar
  • Fixed yearly lease rent, paid in advance, not linked to harvests
  • Optional: first preference for your family in paid farm jobs
  • We handle soil and water tests, fencing, drip irrigation and the farm team
  • The land stays in your name, and comes back to you at the end of the lease

Families reserve your fruiting trees

Already have bearing mango, orange, apple or guava trees? City families reserve individual trees for the season, so you know your demand, and your fee, before the fruit sets.

What we look for

Good land and good trees, with clean paperwork.

We match every crop to the climate it belongs in, so the right land matters more than the biggest. If you’re unsure whether yours fits, send the details anyway; we’ll tell you honestly.

Land to lease

  • Clear title, with land records (jamabandi / khatauni / 7/12) in order
  • A reliable water source: borewell, canal or well
  • All-weather road access
  • About 2 acres or more, ideally in one piece
  • Within about an hour of a city, for family visits
  • Electricity nearby is a big plus

Fruiting orchard

  • Healthy, bearing trees of a known variety
  • Willingness to follow our care and residue standards
  • Simple records of sprays, fertiliser and past harvests
  • Road access for pickup vehicles in season
  • A place to sort and pack in the shade (we can help set one up)
How it works

    We call you to understand the land or trees, your plans and what you want from a partnership.

  3. Site visit

    We visit, walk the land or orchard with you, and look at water, access and neighbouring farms.

  4. Tests or audit

    For land: soil and water tests at an accredited lab, at our cost. For orchards: a tree-by-tree audit of health, bearing and spray records.

  5. Agreement

    A written agreement in plain language: a registered lease for land, or a season agreement for orchards. Please have your own lawyer read it.

  6. Onboarding

    Fencing, drip and the farm team for land; QR tags, care standards and packing plans for orchards. Then families arrive.

We test before we sign

Nothing is agreed on a guess.

Before any lease, we test soil (pH, salts, organic carbon, nutrients) and water (salinity, sodium and hardness) at an accredited lab, and check land records with a lawyer. Before any orchard agreement, we audit every tree. You get copies of every report, whether or not we go ahead.

Questions landowners ask

Straight answers.

Will I lose any ownership of my land?

No. Your land stays in your name. A lease only gives UGAANA the right to farm it for the agreed term. We can’t sell, mortgage or sub-let it, and we don’t build anything permanent without your written consent and the permissions the law requires. At the end of the lease, the land comes back to you.

How long is the lease, and is it registered?

Fruit trees take years to settle, so we look for long leases, typically 9 to 11 years with an option to renew. A lease for more than a year must be registered with the sub-registrar under the Registration Act, 1908, and ours will be. Who pays stamp duty and registration costs is written into the lease before anyone signs.

How and when is the rent paid?

A fixed yearly rent, written into the lease and paid in advance, with any agreed increase every few years also written down. It doesn’t depend on harvests or on how many families join.

What does ‘a share in farm jobs’ mean?

It’s optional. If you or your family want paid work on the farm, such as field work, supervision or watch and ward, you get first preference for those roles, at fair and regular wages, like anyone else on the team.

Who pays for fencing, drip and the borewell?

We do, as part of setting up the farm. What happens to fencing, drip lines and other fittings at the end of the lease (whether they stay with the land or we remove them) is agreed in the lease.

For orchards: am I selling my trees?

No. Your trees and land stay yours. A family reserves the season’s fruit of a specific, tagged tree through UGAANA. You care for it to the standards we agree, and we pay you a fixed per-tree fee before the season starts.

What if it’s an off year, or a storm hits?

The per-tree fee is agreed before the season, so you know what you’ll receive. The season agreement sets out what happens if a tree is lost or badly damaged, for example a replacement tree or a fair adjustment, so nobody is surprised.

What are your residue and care standards?

An agreed spray and nutrition schedule; only pesticides registered for that crop, at label doses; strict pre-harvest intervals; and a simple record of every spray. We may test fruit samples for residues, at our cost. Most careful growers already work this way.

Can I still sell the rest of my crop?

Yes. Only the trees families reserve through UGAANA are committed. The rest of your orchard is yours to sell as you always have.

Is UGAANA already farming?

Not yet, and we won’t pretend otherwise. We haven’t signed a lease or an orchard agreement. We’re shortlisting land within an hour of Jaipur for a target first planting on 13 Feb 2027, and building a list of orchards for the coming seasons. Sending your details now puts you on the first calls.

Does any of this cost me anything?

No. There’s no fee to register, for the site visit, or for the soil and water tests or orchard audit. We never ask partners for money.
